05:56The Petitioner is requesting 11 variances from Zoning Ordinance 78: Zoned R-3 Article XXVII, Section 27.01 (C)(1)(a) 1. An 11-ft. lot width variance from the required minimum 50-ft. lot width. Article VI, Section 6.04 2. Up to a 9.59-ft. front yard setback variance, from the average 29.59-ft. front setback along the block, to build a house with an attached garage 20-ft. from the front property line (road side). 3. Up to a 5.5-ft. rear yard setback variance, from the required 35-ft., to build a house with an attached garage at least 29.5-ft. from the rear property line (lake side). 4. Up to a 6-ft. side yard setback variance, from the required 10-ft., to build a house with an attached garage at least 4-ft. from the property line to the east. 5. Up to a 7-ft. side yard setback variance, from the required 10-ft., to build a house with an attached garage at least 3-ft. from the property line to the west. 6. Up to a 29.7% lot coverage variance above the allowed 25%, for a total lot coverage of at least 54.7%. Article XXVII, Section 27.03(C)(1) 7. Up to a 6-ft. variance from the allowed 5-ft., for mechanical equipment (air conditioning unit) to project at least 11-ft. into the rear yard (lake side). 8. Up to a 7.6-ft. variance from the allowed 5-ft., for mechanical equipment (a generator) to project at least 12.6-ft. into the rear yard (lake side). Article XXVII, Section 27.03(C)(3)(b)(ii & iii) 9. Up to a 5.36-ft. setback variance, from the required 20-ft., for a deck to be at least 14.64-ft. from the rear property line, and shoreline of a lake. Article XXVII, Section 27.05(H)(2) 10. Up to a 10-ft. side yard setback variance for a 6-ft. fence to be at least 0-ft. from the property line to the east. 11. Up to a 10-ft. side yard setback variance for a 6-ft. fence to be at least 0-ft. from the property line to the west.
